Parapet rebuild and repointing
Mortar had failed across the top four courses and water was tracking down into the top floor. We took the parapet down to sound brick, rebuilt it with matched material and recapped the coping.

Brownstone facade restoration
Face of the stone was delaminating around the entry. Cut back to sound material, recast with a matched mix and resealed the whole elevation.
Morris Park, Bronx
Front stoop rebuild
Treads were spalling from years of salt and the railing had worked loose. Full rebuild in air entrained concrete with a proper pitch and posts anchored into the structure.
Throgs Neck, Bronx
Flat roof replacement
Three layers of old build up removed, tapered insulation laid to correct the ponding, and a new modified bitumen membrane with reworked parapet flashings.
Fordham, Bronx
DOT sidewalk violation cleared
Four flags cited for trip hazard and root damage. Replaced to DOT specification with a root barrier, passed reinspection and the violation came off the property.
Riverdale, Bronx
Tuckpointing, full elevation
South facing wall on a 1920s building. Joints raked back by hand, repointed with a lime based mix colour matched to the original.
New Rochelle, Westchester
Basement waterproofing
Water after every heavy rain. Cause was grading and downspouts discharging at the wall. Corrected outside, then an interior drain and sump as backup.
Whitestone, Queens
Paver driveway and apron
Old concrete had settled and pooled water against the garage. Excavated, regraded to fall away from the building and laid interlocking pavers on a compacted base.
Upper East Side, Manhattan
Local Law 11 facade repair
Filed SWARMP conditions across two elevations. Priced line by line from the QEWI report, repaired lintels and rebuilt masonry, signed off within the cycle.

Backyard patio and retaining wall
Unused sloping yard turned into a level bluestone patio with a block retaining wall and drainage behind it.
