Most of our patio work comes with grading, drainage and often a retaining wall or steps, because a patio is only as good as the ground it sits on.

What causes it
Why this happens
A patio settles unevenly for one reason, which is that the base was not built to carry it. The visible surface is the last five percent of the job. Underneath there should be excavation to frost consideration depth, stone compacted in shallow lifts, a screeded bedding course and edge restraint holding the whole field in place. Skip the edge restraint and the perimeter spreads outward and the middle drops.

What patios costs in NYC
Paver patios commonly run 22 to 38 dollars per square foot installed. Natural stone such as bluestone runs higher, roughly 30 to 50. Stamped concrete sits between at around 18 to 28. Retaining walls, steps and drainage are priced separately because they are separate structures.

Patios questions
How long does a patio take?
A straightforward paver patio of moderate size usually runs five to eight working days including excavation, base, laying and jointing. Add time for walls, steps or drainage work.
Will pavers sink or shift?
Not if the base is right. We excavate to depth, compact in layers and use a proper bedding course. Settlement is almost always a shortcut taken at base stage.
Do I need a permit for a backyard patio?
Usually not for a ground level patio within your property. Raised decks, structures and anything affecting drainage into a neighbouring lot may require filing.
