What causes it

Why this happens

Behind most facade failures is steel. Prewar buildings used steel lintels and shelf angles, and steel rusts. Rusting steel expands to several times its original volume, and that expansion pushes the masonry off the building. This is why cracked brickwork above a window is rarely a brick problem. Cut out the corroded steel, treat or replace it, then rebuild the masonry around it, in that order.

Full elevation restoration on a multi family building runs into tens of thousands, largely because of scaffolding, sidewalk shed and permit costs before any repair begins. How is facade restoration different from repointing?

Repointing addresses mortar joints. Restoration deals with the whole envelope, including the stone or brick itself, the flashings, the parapet, the coping and anything structural behind it.

Do you work with the engineer on a Local Law 11 filing?

Yes. We work directly from the QEWI report, price the scope as filed, and coordinate so the conditions can be signed off on time.

Can brownstone be repaired or does it have to be replaced?

Most brownstone can be repaired. Deteriorated face is cut back to sound stone and recast with a matched mix. Full replacement is only needed where the stone has lost structural depth.
