Traditional and synthetic
Stucco Repair and Replacement in NYC
Traditional and synthetic stucco repair in the Bronx, Queens and Westchester. Cracks, blowouts and full recoats. Call (347) 515-8989.
Stucco fails in two ways. Either the surface cracks and lets water behind it, or the system underneath was never detailed correctly and the whole panel debonds. We repair both, on traditional three coat stucco and on synthetic EIFS systems.
The important part is finding out why it failed. Patching a crack without fixing the flashing or the drainage plane behind it just moves the problem a few feet along the wall.

Signs you need stucco repair
If you recognise any of these, it is worth having someone look before it gets more expensive.
- Cracks running in a straight line
- Hollow sound when tapped
- Staining or streaking below windows
- Sections bulging away from the wall
What causes it
Why this happens
Stucco is a system, not a coating. Behind it there should be a drainage plane, flashing at every opening and a way for water to get back out. When those details are missing the water has nowhere to go and the panel debonds from the inside. That is why patching a crack often does nothing. The crack was the symptom, and the water was already getting in somewhere above it.
Budget guidance
What stucco repair costs in NYC
Crack repair and recoating a small area typically starts around 900 dollars. Recoating a full elevation more often falls between 3,500 and 11,000 depending on height and texture. Full replacement where the sheathing behind has gone soft costs considerably more, because the wall has to be opened up and rebuilt before any stucco goes back on.
These are indicative ranges to help you budget, not a quote. Every building is different and we price after seeing the job.

Not just the damage you called about. Water usually enters above where it shows.

Stucco Repair questions
Can you match my existing texture?
Usually yes. Sand float, dash and skip trowel finishes can all be matched closely. Color is harder on a weathered wall, so on visible elevations we often recommend recoating the full plane.
Why does my stucco keep cracking in the same place?
Repeat cracking in one line normally means movement underneath, not a stucco problem. Could be a settling foundation, a missing control joint, or framing movement. We look for the cause first.
Is EIFS worth repairing or should it be replaced?
Depends on how much water has got behind it. If the sheathing is still sound, panel repair is cost effective. If it is soft, replacement is the only honest option.
